She Is Tenacious And Creative In Lease Negotiations
Shannon Reilly has represented Zimmerman Reed in five transactions since 1998. The first transaction involved site selection and lease negotiation. The second and third involved site selections, sublease negotiation and then a subsequent renewal of the lease directly with the landlord. The fourth transaction was a move to the IDS Center. The most recent activity involved successfully negotiating for an extension of our current lease with an early termination and an improvement allowance.
We consider ourselves to be a fairly non-traditional law firm and wanted our space to reflect that fact. After having spent 10 years in the Norwest Tower, Shannon was able to locate fully furnished space for us on the north end of the Warehouse District. Shannon understood what we were looking for and located a space that really worked for us. She also negotiated highly favorable lease terms. For our second move, we wanted to relocate back downtown. But again, we were looking for a less traditional space. Shannon located approximately 16,000 square feet in Gaviidae Common. The space worked extremely well for us even though it was far from what one would expect a law firm to want. She negotiated an initial sublease and then we renewed that lease. Most recently, Shannon represented us in a new lease in the IDS Center and now has renegotiated to extend the lease with a substantial leasehold allowance while keeping our rates lower than the going market.
In each transaction, Shannon found a site that worked for us. Most importantly, she is tenacious and creative in lease negotiations. Shannon pays strong attention to detail and is a smart and capable negotiator. She is also responsive, addressing quickly any issue that arises whether large or small. Overall, I highly recommend Shannon as a commercial real estate consultant. In fact, I would not consider using anyone else.
